Buying your first home is exciting, and it can also feel like a lot. After years of helping buyers across Palm Beach County, from Lake Worth and Greenacres to Royal Palm Beach and Wellington, I've noticed the same questions come up again and again. Here is what I tell every first-time buyer before we even start touring homes.

1. Get pre-approved before you fall in love with a house

A pre-approval tells you what you can really afford and shows sellers you're serious. In a competitive neighborhood, an offer without one often gets passed over. Talk to a lender early, even if you're still a few months away from buying. It gives you time to fix anything on your credit and to plan for your down payment and closing costs.

2. Budget for more than the mortgage

Your monthly payment is only part of the picture. In South Florida, plan for:

• Homeowners insurance. This is one of the biggest costs here, so get quotes early, not the week before closing.
• Flood insurance. Depending on the flood zone, your lender may require it. Even when it's optional, it's worth a conversation.
• HOA or condo fees. Many communities in Palm Beach County have them. Ask what they cover and whether any special assessments are coming.
• Property taxes. These are based on the assessed value, so don't assume you'll pay what the current owner pays.

3. Two inspections that can save you money on insurance

Besides the regular home inspection, ask about a wind mitigation inspection. If the home has features like a newer roof, hurricane shutters or impact windows, this report can lower your insurance premium. For older homes, insurers often ask for a 4-point inspection that looks at the roof, electrical, plumbing and air conditioning. Knowing this before you make an offer helps you avoid surprises.

4. Condos have their own homework

If you're looking at a condo, we'll review the association's budget, reserves and rules. Some buildings have limits on rentals or pets, and some have big repairs coming up. A great unit in a building with money problems can turn into an expensive headache, so this step matters.

5. File for your homestead exemption

This one is easy to forget and it's worth real money. If the home is your permanent residence as of January 1, you can apply for the Florida homestead exemption with the Palm Beach County Property Appraiser by March 1. It lowers the taxable value of your home, and it also caps how much your assessed value can go up each year. You can file online on the Property Appraiser's website.

6. Pick the neighborhood, then the house

You can change a kitchen, but you can't change the location. Drive the area at different times of day, check your commute and look at what's nearby. Palm Beach County has a lot of variety, from quiet family neighborhoods to 55+ communities to places close to the beach. I'm always happy to share what I know about each area.
